Every agent knows the moment. The listing has been sitting for 60, 90, 130 days. Showings have dried up. You need to talk about price, and your seller hears "lower the price" as "lose money."
I built a free Claude skill to make that conversation easier. You paste the listing link, and a few minutes later you have a two-page pricing review with your logo on it that shows your seller, in dollars, why a new price puts more money in their pocket than waiting.

What the skill does
You give Claude the listing link (Zillow, your MLS page or your IDX page) and your logo. The skill then:
- Researches the listing: price history, days on market, taxes and HOA.
- Finds similar homes for sale right now and similar homes that sold in the past 12 months, starting with the same subdivision.
- Recommends a price that should sell within 30 days. It prices just under the closest competing listing and ties the number to the most recent similar sale, so you have evidence your seller can check.
- Shows you what it found and asks you to confirm it, plus one question: how many showings the home had in the last 30 days.
- Builds a print-ready two-page PDF with your logo.
What is in the report
Page 1: where the listing stands. Days on market, price cuts and showings sit in a yellow panel. Below it, the market: the most recent similar sale, the competing listing and typical days to contract. A short table compares the home to similar homes, and the recommended price sits in a green box with the two reasons behind it.
Page 2: four ways forward. This is the page that changes the conversation. It compares what your seller keeps from each choice:
- Adjust the price now (green)
- Keep the current price (red)
- Relist in the spring
- Rent for a year, then sell
Every option shows the sale price and timing it assumes, so nothing is hidden. A monthly carrying cost table shows what waiting costs: taxes, insurance, HOA, utilities and upkeep.
Why "what you keep" works
Sellers anchor on their list price. What they rarely see is that waiting costs money. Carrying costs keep adding up every month, and the sale money is not earning anything while the home sits.
In the sample report, adjusting the price to $515,000 now keeps the seller about $513,900. Holding the old price for three more months and then cutting anyway keeps $8,200 less. Relisting in the spring keeps $22,500 less. Renting for a year keeps $8,400 less.
If you add your commissions and the seller's mortgage payoff, the report shows what actually lands in their pocket. If you skip them, every option is compared gross to gross, which is still a fair comparison.

- A Claude account with code execution turned on, since the skill builds the PDF.
- Your logo as an image file.
- The listing link.
How to start
- Get the skill from the resource page.
- In Claude, open Settings and add the skill file under Skills.
- Start a new chat and type: "Run a pricing review for" followed by the listing link.
The report is a discussion aid, not an appraisal. Use it to walk your seller through the numbers, then let them decide.
